Maui Price Drops This Week: Homes and Condos (Nov 3, 2026)

Here are this week’s price drops. Between October 26 and November 2, 2026, 26 Maui homes for sale lowered their asking price: 10 houses and 16 condos, with cuts ranging from $5,000 to $250,000. I picked 8 that show the range, from a $438,800 condo in Honokowai to a $2.25 million home in Kaanapali.

Listings checked November 2, 2026. Prices and availability change often, so open each listing for the latest.

If you’re browsing Maui condos for sale, these four had some of the bigger cuts this week, from Kihei up to Kapalua. Look at the monthly association fee along with the new price, since it can change the math a lot.

One of My Listings: A Recent Price Drop in Hana

One more worth a look, and full disclosure, it’s my own listing. On October 24, a couple of days before this week’s window, 6900 Hana Hwy in Hana dropped from $1,900,000 to $1,850,000 (-$50,000, -2.6%).

Called Papalani, it’s a fee simple property of about 1 acre along Waiohonu Stream, across from Venus Pool, with four separate living spaces: the main house, a two-bedroom guest suite, a one-bedroom ohana of about 700 sq ft, and a restored cottage of about 656 sq ft. The MLS lists 3 bedrooms, 3 baths and 2,938 sq ft, built in 1992. Listed by Real Broker (MLS 408797). If you’d like to see it, call or text me at (808) 205-2787.

What a Price Drop Can Mean

  • There may be room to talk. A cut can be a sign the seller is open to offers, so it’s worth asking.
  • Compare with recent sales. The new price shows where the seller is today. Recent sales nearby show where the market is.
  • Still inspect. A lower price doesn’t change the roof, plumbing or termite history, so plan on a full inspection.
  • Check the monthly costs. For condos, add the association fee and insurance to your numbers. Here’s the cost of owning a condo on Maui and what to know about homeowners insurance on Maui.
  • Confirm the ownership. Every listing above shows fee simple on the MLS, and it’s always worth confirming. Here’s leasehold vs. fee simple in Hawaii.
